Applications Now Open for FY25 Funding for CAHF Grant Program


CHARLOTTESVILLE, VA – UPDATE: As of December 4th, 2024, opportunities are now closed.

The City of Charlottesville is pleased to announce the opening of the FY2025-2026 application period for the Charlottesville Affordable Housing Fund (CAHF) Grant Program. The CAHF provides financial support for projects that promote the development, preservation, and creation of affordable housing, supporting the City’s goals of increasing housing stability and affordability for low- and moderate-income residents.

  • Focus on Affordability: The funding is aimed at supporting the creation, preservation, and development of long-term affordable housing solutions.
  • Area Media Income Targeting: The program primarily serves households with incomes at or below 60% of the Area Median Income (AMI), with priority given to very low-income households, particularly those earning 30% or lower of the AMI.
  • Prioritization of Deep Affordability: Special consideration is given to projects targeting the most vulnerable populations, including extremely low-income (i.e., 30% or lower of the AMI) or deeply affordable units.
  • Broader Affordability: While projects serving households above 60% of the AMI may be considered, the emphasis remains on addressing the needs of very low- and extremely low-income residents to ensure maximum housing stability.

Nonprofit and for-profit developers engaged in projects that align with the City’s housing policies, such as new construction, land acquisition, rehabilitation, and preservation of affordable housing units, are encouraged to apply.

  • NOTE: This is not a direct-grant subsidy for individuals or households, and therefore, individuals and households are not eligible to apply directly. However, individuals and households may benefit from programs and services (such as down payment assistance or affordable rental units) provided by grant recipients. Interested individuals should apply for such assistance through those organizations receiving CAHF funding.

 Other Key Program Details:

  • Funding Available: The total funding available will be determined during the City’s FY2025 budget process, with funds anticipated for release beginning July 1, 2025.
  • Eligibility: Nonprofit organizations, for-profit developers, and other eligible entities may apply. Please note, individuals and households are not eligible to apply directly but may benefit through the services provided by funded organizations.
  • Application Deadline: Applications are due no later than November 22, 2024, by 5:00 PM.
  • Application Process: Interested applicants may access the CAHF application and related materials on the CAHF Grant Program Application Page.

Pre-Application Meetings: For organizations seeking technical assistance or further information, Housing Program Manager Antoine Williams is available for pre-application meetings.
